A new ‘National Building Safety Regulator’ is being established – in shadow form – by the Health and Safety Executive.
Automatic Sprinkler Systems – designed and installed in accordance with BS9251 will play an increasingly key role in the new legislation.
Following the announcement in January that the new, national Building Safety Regulator is being established in shadow form by the Health and Safety Executive, the government’s response sets out how residents’ safety is at the heart of new system, including:
The new regulator will be responsible for implementing and enforcing a more stringent regulatory regime for higher risk buildings, as well as providing wider and stronger oversight of safety and performance across all buildings, and increasing the competence of those working on building safety.
The more stringent regulatory regime will, at the outset, apply to all multi-occupied residential buildings of 18 metres or more in height, or more than six storeys (whichever is reached first).
The new regulator will be responsible for all major regulatory decisions made at key points during the design, construction, occupation and refurbishment stages of buildings in scope.
Under the new regime, residents will have new rights to receive information about the safety of their building and be able to request access to appropriate detailed safety information.
Construction products have a critical impact on building safety and the government will establish a national construction products regulatory role to strengthen the oversight of the existing regulatory regime.
These reforms are designed to incentivise compliance from industry, regulators and residents; and to better enable the use of enforcement powers and sanctions, including prosecution as a last resort where the rules are not followed.
This Lovely old Auction house in liskeard has been converted into flats, we were asked to install a system where it was no longer possible to access the ceiling space. to meet the customers needs we installed the system in steel and used CPVC in voids that we could still access. a mixture of old and new style sprinkler system was installed.
A tank and pump was installed in the basement as the property’s water supply was not upgraded. A pump test system is always used to check the system is always ready to go
We’ve spent a couple of weeks in mawnan Smith, first fixing this amazing house hidden away.
With a mixture of 1½” and 1″ pipe due to the length of the property and 45 sprinklers, this timber build will be fully covered and protected from fire.
With double height ceilings and chandeliers planned we have had many talks with the client to make sure we cover the house and get the sprinklers located in positions that are aesthetically pleasing and compliant
We can’t wait to get back near completion to see how this one turns out
New build house in lovely Falmouth where we have sprinkled the whole house. The water main had the flow we required, but fell short on pressure. This was no problem for us, we made use of some unused space under the stairs and fitted a pump to bring the pressure up. We installed a PDV due to the borderline water flow, a pump to bring up the pressure and a pump monitoring system to make sure everything is working as it should. Another happy customer. All signed off and protecting the house and occupants.
First fix on this soon to be lovely new build bungalow in Hayle . Our engineer in Hayle happily squeezed this in just before Christmas to keep the client moving. Remote location means a tank and pump will be required, but there is plenty of room out side for that to go so we don’t use room inside.
We have signed off these lovely houses on the cliff edge in perranporth.. we started these in the summer and the weather was lovely, working on these timber builds was great.
They have been finished to an amazing standard.. wouldn’t mind one myself.. they have a shared dedicated sprinkler supply, split down in a communal insulated pump room,, full cover on all 4. They look great don’t you think ?
